Qualification Guidelines & Occupancy Standards

Applicant(s) must be of legal age, 18 years or older, Photo ID is required.

Application requirements

• Present and past rental history (2) years

• First Advantage Credit Screening & Criminal background check, Copy of Photo ID, Social security card

• Last 2 paystubs

• Birth certificate

• $36 application fee per adult (anyone 18 years or older)

Financial Responsibility

Gross monthly income must be two (2) times the monthly rent of the apartment applied for.

Employment

Employment history must be verifiable.

Two(2) most current paystubs must be submitted. If it is a new job, a written response or an offer letter from the new employer will be accepted.

Self employment must supply W-2 forms.

Bank statements are NOT accepted as proof of income.

Residential History

Previous residency must be verifiable. Applicants are required to have good payment history and fulfilled all terms of any applicable lease agreement.

Verification of all addresses listed on credit report.

Credit History

All applicants will be subjected to First advantage credit screening.

Exceptions

• Medical collections

• Student Loans

• Proof of payment of bad debt; statement from creditor, court or other legal proof of satisfied dispute may be submitted for consideration but not guaranteed of approval.

Occupancy

For reasons of Public Health, occupancy guidelines have been created.

They are as follows:

• Maximum of two (2) people allowed in a 1 bedroom / 1 bath

• Maximum of four (4) people allowed in a 2 bedroom / 1 bath

• Maximum of four (4) people allowed in a 2 bedroom / 2 bath

• Maximum of six (6) people allowed in a 3 bedroom / 2 bath
